An appraisal is an estimate of value; it is for the protection of the lender. A home inspection is evaluation of the physical condition of the house; it is for the peace of mind for the buyer.
All members of the Seacoast Board of REALTORS are expected to adhere to the National Association of REALTORS Code of Ethics. When possible violations occur, the Professional Standards Committee of the Seacoast Board reviews the case and makes recommendations based on the circumstances outlined in the complainant’s Form. Information About Agents
The first step in a satisfying career! The New Hampshire Real Estate Commission determines the qualifications and the requirements of all applicants for a NH real estate license. Each applicant is required to provide evidence of honesty, integrity, truthfulness, reputation and competency. Each applicant must pass an examination covering the fundamentals of the English language, arithmetic, bookkeeping, real estate principles and practices, the Rules established by the Real Estate Commission and any other aspect of NH Real Estate License Law considered appropriate.
REALTORS® are required to complete ethics training of not less than two (2) hours and thirty (30) minutes of instructional time every three (3) years.
The current cycle begins January 1, 2022, and ends December 31, 2024.
Failure to complete the required periodic ethics training shall be considered a violation of a membership duty and will result in the suspension of membership for the first two months (January and February) of the year following the end of any three (3) year cycle or until the requirement is met, whichever occurs sooner. On March 1 of that year, the membership of a member who is still suspended as of that date will be automatically terminated.
All NEW licensees will need to take all 5 of the required post licensing courses for their first-time renewal. If additional credits are needed to meet the 15 total required credits, they need to be from the post licensing optional group. This takes effect for any licensee renewing as of January 1, 2022. You should start taking these courses this year to meet this requirement as there are currently only a few instructors offering these courses.

Courses for each topic shall:
1. Be accredited for a minimum of 2 hours (no more than 3 each).
2. Be taught either in-class or by virtual live-class.
A real estate agent is someone who is licensed by a state licensing body. A REALTOR is a real estate agent who, in addition, belongs to the National Association of REALTORS trade organization. These agents subscribe to professionalism and a code of ethics, and belong to a State Association of REALTORS as well as a Local Board (i.e. the Seacoast Board of REALTORS). They use the trademarked (and capitalized) term “REALTOR”.
